For Sale Sign
Realtors may place "For Sale" in front of homes for sale or rent.  Signs must meet Fairfax County regulations (Article 12 – County Zoning Ordinance) with respect to size, content and removal. 
 
Signs may only be placed in the front yard of the property and must be removed within seven (7) days after contract acceptance.  Signs left more than 7 days may be removed and discarded.  Signs are not allowed on common area property, except for an Open House, and these signs must be removed immediately after the conclusion of the open house.  Lockboxes should be removed after sale or rental of unit.
 
Resale Inspection
Realtors representing sellers in Water’s Edge should contact the community's HOA management company to request a resale inspection at the time of listing.  Failure to request a resale inspection until just before closing may result in a delay in your closing.  Additionally, any unapproved exterior alterations requires the owner to submit an Exterior Alteration Application.  The typical turn-around time of properly submitted Application by our ARC Committee is 2-3 weeks, but may be up to 45 days.  A submitted Application for unapproved alterations is not automatically approved and any changes must adhere to community guidelines.   No priority preference or rush reviews will be given to Applications filed in relation to pending sales or upcoming closing dates. So please ensure your client has requested an inspection and that all paperwork is in order. 
 
Governing Documents
A copy of the CC&Rs (Declaration of Covenants, Conditions and Restrictions For Water's Edge at Fair Lakes) or information on homeowner dues are available through the Association's management company.  See Important Phone Numbers for contact information.
